Green Energy
Natural lighting is used to illuminate hallways, offices, and reception areas. This reduces the building’s electrical demand.
The building then utilizes LED lighting to produce light where the natural solution does not meet the demand. This is at a fraction of the cost of conventional lights, such as incandescent or fluorescent ones.
Water Conservation
Our facility’s water treatment system collects rainwater that falls on the grounds and building. It processes the water before it heads to the river. This reduces erosion and filters out contaminants.
Healthy Construction
The building’s exterior assures a tight envelope to protect from outside drafts and moisture seepage. This tightness was even verified through third-party testing to ensure effectiveness.
Contractors made sure indoor air quality was top notch by protecting against airborne dust and contaminants. They also used non-toxic materials throughout the building:

- Finishes
- Flooring
- Paint
- Ceiling tiles
Quality Building Materials
Architects designed the Iowa River Landing building with reflective roofing and heat-reflecting material to promote cooling.
Then, when it came time to build, we ensured that waste was kept to a minimum:
- More than 20 percent of the building materials for Iowa River Landing are made from recycled content
- Additionally, more than 20 percent of the materials are from within 500 miles of Iowa City, which reduced transportation costs and emissions
- Lastly, more than 75 percent of construction waste from this project was reused or recycled, keeping those materials out of local landfills
Location that Gives Back
The land that Iowa River Landing is on was formerly a brownfield. Brownfields are industrial sites that were cleaned. Local and federal governments champion the redevelopment of these plots of land.
Our location is close to biking and walking trails to encourage eco-commuting. We even have bicycle parking and locker rooms for cyclist commuters. It is also close to the Coralville Intermodal Project, which offers public transportation.
Even the Parking is Eco-Friendly
Our location offers free patient parking next to the facility. The green design for our parking structure includes:
- LED lighting to reduce electricity consumption
- Rooftop planting to assist with cooling and water runoff
- Bike storage lockers
- Electric car recharging stations
- A trellis system that allows leafy vines to grow to the height of the building easily, offering a shady buffer that also filters car emissions
